Employees of CENTURY 21 Redwood Realty can take advantage of Redwood Employee Rewards Program when buying or selling a home receiving a 35% credit in just a few simple steps.

  1. Employee contacts our Relocation Department and initiates the move (Employee must contact the Relocation Department prior to contacting an agent to be eligible)
  2. Relocation Department matches Employee with Top Notch Participating agent
  3. Agent provides exceptional experience and Employee Receives the following:

Purchase Side Employee Benefits-

  • Employee will receive a closing cost credit up to 35% of the purchase side commission. Credit is subject to lender approval.
  • Employee can also receive credit against rate if financing with Atlantic Coast Mortgage
  • Employee can also receive zero settlement fees for purchases when closing with Highland Title and buying an owner’s title insurance policy.

Listing Side Employee Benefits

  • Employee will receive a reduced net commission rate of 5% plus a 35% list side commission credit at closing (total net commission paid at closing = 4.13%)
  • Full Redwood Rewards Listing Package

Example Employee Benefit Amount

  • Sample Breakdown- Buy Side (based on 2.5% Sell Side Commission)
  • Sales Price- $400,000
  • Sell Side Commission- $10,000
  • 35% to Employee- $3,500
  • Agent Commission- (based on 40% referral fee and 50/50 split) $2,805

Sample Breakdown- List Side ( based on 2.5% buyer agent commission, and 2.5% listing commission-35% listing credit = 1.63% net listing commission.   Total net commission paid at closing = 4.13%)

Sales Price- $400,000

List Side Commission (2.5%)- $10,000

35% to Employee as credit- $3,500

Agent Commission- (based on 40% referral fee and 50/50 split) $2,805
