How Do I Request Transaction Concierge Services?
Transaction Concierge – Step by Step Ordering Instructions
With CENTURY 21 Redwood Realty’s Transaction Concierge service, you can save valuable time and streamline your real estate transactions. Step 1: New User? Complete the Agent Intake Form
New users complete the Agent Intake Form before placing the first order with Transaction Concierge. The form can be found HERE. Once completed, you will be assigned a dedicated Transaction Coordinator to work with for your Contract to Close services.
Step 2: Select the Type of Service You Need and then Complete TC Order Form(s)
Listing to Live Services:
For listing services (before contract), you can build your own Listing Package for each of your listings. Services are billed when ordered via your Agent Billing. Our a la carte listing services are designed to provide you with flexibility and control over your marketing efforts. Click HERE to order.
- MLS Entry (no remarks): $75
- MLS Entry (with drafted remarks): $95
- Order/Confirm Sign Installation: $20
- Order Resale Disclosure Package: $25
- Order Home Warranty Policy: $20
- Draft Listing Paperwork (using Agent’s platform):
- NVAR Listing Agreement and disclosures: $50
- NVAR Listing Info Sheet: $25
- NVAR Lease: $50
NOTE: Transaction Concierge will use a company Bright account to enter listings and will access your systems, such as Zipforms for coversheets.
Buyer Offer Preparation (order as/when needed)
We understand how busy you are and how important it is to have timely and accurate offers. That’s why our Buyer Offer Preparation service is designed to help you save time and win more deals. Our team will prepare your offer in your ZipForms account and set it up in your DocuSign account. You can review and confirm the information before the TC sends it to your buyer for signature. Response to your request will be within 4 business hours. Click HERE to order. The order form requires payment prior to submitting.
Note: TC’s will not send the offer to the listing agent, only the agent can do this. Prices per offer are as follows:
- Virginia contracts (NVAR) – $100
- DC contracts (GCAAR) – $125
- MD contracts (GCAAR or MAR) – $150
Contract to Close Services (after ratification: Sellers and Buyers)
You are now able to customize the Standard “Contract to Close” package. If you do NOT customize it, the Standard package cost is $350. Once you have been assigned a Transaction Coordinator, all you need to do is EMAIL your ratified contract directly to them.
Your TC will take care of day-to-day administrative tasks, freeing you to focus on your client relationships. The TC fee is deducted from the commission check upon settlement and is charged ONLY if the transaction goes to settlement. For all services, the TC provides 9 am – 5 pm support, Monday – Friday. They also maintain files between the agent and broker, coordinate paperwork submission to Paperless Pipeline, and answer any questions you may have.
What’s included in the standard “Contract to Close” package?
- Send email to the client upon contract ratification including key transaction dates
- Send ratified agreement to lender and title company
- Complete cover sheets and submit to Paperless Pipeline
- Facilitate delivery of resale documents
- Monitor contingency deadlines
- Schedule settlement and walk-through inspection
- Order/schedule services (ex. sign removal, termite, home warranty)
As a valued customer, you may also select one additional premium support task, which will be completed after settlement. This includes:
- Email Agent’s client requesting them to complete a Google testimonial/review.
- Handwritten thank-you sent to client after settlement on agent’s behalf
- Order client gift on agent’s behalf
- Enroll client in C21’s Preferred Client Club
- Add client to your CRM
Note: Some of these tasks may bear additional charges.
