How to Fill out the Bright MLS Form for all Subscriber Clients (MLS Disclosures and Residential Seller/Landlord Options)
This is a guide on how to correctly fill out the Bright MLS Form for all Subscriber Clients (MLS Disclosures and Residential Seller/Landlord Options).
The form was introduced in August 2024 and is required by BRIGHT on all files. Here are important points to remember:
- The form is required for all clients: Sellers, Buyers, Landlords, and Tenants.
- It should be signed alongside the appropriate agency agreement.
- Client representation must be selected (either Seller/Landlord client or Buyer/Tenant client).
- If representing a tenant/buyer, the address field may be left blank.
- All clients initial the top section; only sellers/landlords initial the bottom section (see below).
- The form is available in the BRIGHT library in ZipForms.
- Providing and retaining record of this form is part of our brokerage and individual subscriber agreements with BRIGHT. As members we agree to comply with reasonable requirements from the system in order to access its benefits.
Top section – ALL clients initial
This section explains how BRIGHT works and the benefits it has to clients and brokers.
Bottom section – only Sellers/Landlords
This section asks sellers/landlords to confirm how they want to market their property, given the explained benefits of Bright. You select one option.
The form says it should be updated if the seller/landlord changes their mind, however, we will not require you to update the form specifically provided
a) you have an existing copy with the initial selection, an
b) you have other written confirmation of the seller’s/landlord’s change of instructions (e.g. a signed change of brokerage representation agreement or change of listing status addendum).
