Listing/Sale Coversheet
This guide contains instructions on proper use of the Listing/Sale Coversheet. There is no need for an Agent to Agent Commission Agreement as it is now in the Coversheet.
What is the Listing/Sale Coversheet?
The Listing/Sale Coversheet is a 2-page Redwood specific document that contains all of the critical information regarding the sale of a property. This document is required with every Sale or Listing Transaction (whichever you’re representing). It must be submitted with your initial contract paperwork when you send in your office paperwork processing email.
What Information is required on the Listing/Sale Coversheet?
The Listing/Sale Coversheet should be completed in its entirety. Missing information may delay paperwork processing and commission payment significantly. The Processing Team will use the data from your Coversheet to enter your transaction into Paperless Pipeline, the Commissions Team will use the Commission Information Section to process your commission, the client’s information will enable RealSatisfied to send out client surveys. All of the information on the Listing/Sale Coversheet serves a purpose to our internal processing so it is crucial you do not leave any information out.
NOTE: There is no need for Agent to Agent Agreement Form anymore.

How to Correctly Fill Out the Listing/Sale Coversheet
Use this example to help you identify what information you should include, and where it belongs on your coversheet!
Section I: TRANSACTION INFORMATION
- Agent Name: Complete this section with your first and last name.
- Property MLS#: Complete this section with the property’s MLS ID Number.
- Property Address: Complete this section with the full property address as it appears on the ratified contract or listing agreement.
- Client Name(s): Complete this section with your client’s full name(s) as it/they appear(s) on the ratified contract or listing agreement.
- Client Email(s): Complete this section with your client email. Please be sure it is correct, as this is the email address that will be sent to Real Satisfied Survey & Moveeasy. ***Only 1 email is allowed per transaction***
- Side: Select which side of the transaction you represent. If you are representing both sides, please fill out one Coversheet per side.
- Send Email Survey?: Select Yes if you would like a RealSatisfied Survey sent to your client. Select No if you do not want a survey sent to your client. Select N/A for Relo Cartus/ AGR/Name Request Cartus clients, they do not receive RealSatisfied surveys.
- Lead Type: Use this section to identify whether this transaction is an Agent Generated Lead or a Company Generated Lead.
- Source: Use this section to indicate where this lead came from.
- Gross Commission: Complete this section with the commission amount (in percentage or dollar amount) owed to Redwood as agreed upon in the Listing Agreement or as noted by the listing agent in Bright MLS.
- Add’l Commission: Use this section to identify whether you will be paying the $200 Additional Commission, or if you will be charging your client (as applicable).
- Outside Brokerage Referral: If there is an outside brokerage referral for your transaction, use this section to indicate the referral fee due (in percentage or dollar amount) and to identify the referring broker. A signed referral agreement and the referring broker’s w-9 must be included in your paperwork submission.
- Lender/Mortgage Company: Complete this section with the name of the lender/mortgage company involved with the transaction, as applicable.
- Title Company: Complete this section with the name of the Title Company involved with the transaction.
Section II: COMMISSION INFORMATION

- Agent Names: Fill in the Redwood agent name(s) who will be assigned commission split, awards, or survey credit. Real Satisfied surveys are sent on behalf of Agent A (primary agent).
- Commission to Each Agent: Enter the commission % or flat fee to each agent. If the split is based on %, it will be calculated from the gross commission (after referral fee but before the credit, franchise fee, and split unless specified on the Special Notes/Terms line)
- C21 Awards %: For annual awards, agents are ranked on AGC and Units. Awards will follow the % of commission for Individual agents. For teams, the awards will do to the Team Leader.
- Agent Credit: Fill this out if providing credit to the client from commission at closing. Signed Broker Credit Letter must be submitted.
- Additional Commission: Also known as Transaction Fee. If this is not collected from the client, confirm if the agent is paying and if it is split charge between agents (if applicable).
- TC Fee: If Transaction Concierge is used on a transaction, confirm if splitting charge between agents.
- Special Notes/Terms: This is where you can note any special agreement that the Commission Department should know about.
