Sequoia Referral Process (Staff View Only)

This guide shows the transfer/on-boarding process for Sequoia as well as instructions on how to place a referral.


Redwood Agents have the following options when leaving the company:

  1. Transfer license to a new brokerage,
  2. Place license in inactive status,
  3. Transfer license into a referral status (Sequoia Referrals LLC)

Sequoia Referrals LLC was designed to assist the agent who does not want to be actively engaged in day to day Real Estate and Brokerage activities but wished to benefit monetarily from referring clients to our sister company, Century 21 Redwood Realty, or through our Relocation network of companies.

You will be licensed in the eyes of the licensing board but not required to pay fees for National, State, or Local associations as well as MLS subscription. Neither will you benefit from those organizations. Any form of Real Estate practice is strictly prohibited. A full time agent may allow you to accompany them on meetings and showings.

You may need to keep your license Continuing Education current depending on the jurisdiction. Any questions can be directed to the supervising broker for Sequoia Referrals (Melanie Thompson: melanie@c21redwood.com) or your originating Office Manager.

Can a non-Redwood Agent join Sequoia?

Yes! Follow the instructions below on how to transfer a Redwood or non-Redwood agent to Sequoia Referrals.

Step 1: Sign the Compensation Agreement

Download the Agent Agreement (under Resources) between the agent and firm (Sequoia Referrals LLC). Once completed, Field staff must download the executed agreement then submit through the agent update form: agentupdate.c21redwood.com. Read the important notes below.

  • If an agent is an existing Redwood agent, please select “Agent Exit (Redwood Agent deactivating license, transferring to another Broker, or transferring to Sequoia)” on the first question of the Agent Update Form.
  • If an agent is not a Redwood agent, please select “Non-Redwood Agent Joining Sequoia Referrals” on the first question of the Agent Update Form.
  • There will be an option to upload the executed agreement and other document (such as proof of license transfer and payment, if applicable) at the end of the questionnaire.

How to Transfer a Virginia License to Sequoia

  • Go to http://www.dpor.virginia.gov/Boards/Real-Estate/Forms/Salesperson/
  • Follow the instructions under the Activate/ Transfer to a Firm or Sole Proprietorship (whichever is applicable). Choose between 3 different format: Online, Interactive, or Static
  • Use the applicable information below when filling out activation/ transfer form for agents:

How to Transfer a Maryland License to Redwood


  • Click this link to register for an Online account with DLLR or to login.
  • Select Change your Information Status
  • Select Make the following Changes Online- Electric Licensing
  • You will be prompted to the DLLR login page where you will need to
    • Select if you are a salesperson or associate Broker
    • Your Registration Number This is your license number
    • Your Pin/Password: If you forget there is a Forget Pin/Password Button
  • Once you are logged in, you will go to transfer your license
    • You will need the Principal Broker’s Registration Number which is: 6528

How to Transfer a DC License to Sequoia

  • EVP/Broker will need to fill out the Official Employment Letter (click here for the link). EVP will need to fill out most of the information such as the date, Licensee Name, License Number, and License type. The letter will be sent for Dan to fill out and signed once the information is filled out. The EVP will receive a completed copy that can be downloaded and sent to the agent.
  • Send this link to the agent to take them to the DCRA license transfer step by step information. Agent will need the following:
    • Agent License #
    • License Copy
    • Passport-sized photo
    • Answer the questionnaires
    • Real Estate Company Name: Sequoia Referrals, LLC
    • Real Estate Company License # REO98376700
    • Upload the Official Employment Letter from Sequoia
    • Click Pay & Submit
      • The licensee will be taken to the payment screen. It has the fields for Name, Credit Card Number, Expiration Date, CVV.

Step 3: Submit a Referral

  • Option #1: Fill out the online form by going to sequoiareferrals.com (choose Sequoia Referral on the first dropdown). Once submitted, someone from the Lead Generation Department will contact you and the client
  •  Option #2: Send an email to info@sequoiareferrals.com. This email box is monitored 12 hours a day 7 days a week for urgency. Please be sure if you are choosing this option, you email us the following:
    • Client Name
    • Client Mailing Address
    • Client Phone Number
    • Client Email Address
    • Are they a referral or AGR (Agent Generated Referral)
    • Buyer, Seller, or Renter
  • Option #3: Refer the client directly to another agent. Fill out the Sequoia Referral Agreement (under Resources) then submit to info@sequoiareferrals.com
