*NEW* Rental Application Process
This guide shows different ways to process rental applications on Rental Listings.
Part of the Rental Listing process is to screen rental applications for the landlord(s). Century 21 Redwood Realty is providing 3 different options to easily process applicants. Please see different choices below and follow the instructions of the selected option.
***These options are only applicable if the Redwood Agent is representing the landlord. If the agent is representing the tenant, please read the agent remarks on the MLS listing or direction of the Listing Broker.
Option 1: Use the RentSpree Application (Preferred)
RentSpree is a tenant screening service for agents, owners, and managers. As part of your Bright subscription, you can sign up for the free account that comes with the following features: Online Rental Application, Credit Report & Score, Criminal Background Check, Eviction Report, Email Application Requests, Custom Application URL, and Showing Application Flyer.
As an agent, you can now add a RentSpree online application link to your active Residential Lease (Rental) listing. There is a required field in Bright that will automatically generate the link that you can add to your marketing materials. To view the step by step instructions, please click here.
*** Reference checks and document uploads are not available on the Free Account. You will need to request the back up documentation for verification. Option 2: Contact a Preferred Property Management Company
Agents can contact the property management companies below to run an application for their prospective tenant. The application fee is $25.00 per adult applicant who is 18 years or older. The fee includes credit report, background report, eviction report, income/employment verification, and previous landlord/ reference verification.

Option 3: Submit Application to Your Own or Preferred Property Management Company
Any agent is welcome to use another Property Management Company or secured credit check system aside from the first 2 options. Executed lease and disclosures must be submitted to your Office Paperwork email to enable us to process your commission on a timely manner.
Important Note:
Listing Agents: Collect the first month’s rent as check, ACH, or wire when a lease is executed. Century 21 Redwood Realty doesn’t accept security deposit and must be sent to the Landlord or Property Management directly.
