Guidelines for Private Exclusive Listings Through Final Offer
Definition
A Private Exclusive Listing through Final Offer is a type of listing agreement where a property is marketed exclusively to the Broker’s network. The property is not listed on the Multiple Listing Service (MLS) or advertised to the general public.
Agent Registration & Verification
If agents want to utilize Final Offer, they must register at FinalOffer.com and complete a manual verification process to ensure platform integrity. As a Redwood agent, you receive free access to the platform!

Listing Guidelines & Compliance
- Required Listing Documents:
- A fully executed Listing Agreement must be in place and submitted to Redwood Broker and Paperwork email for Processing before adding a property to Final Offer.
- Agents must adhere to the Broker-Approved Checklists available in the Zipforms Templates. A key document that must be included is the “Bright MLS Form for all Subscriber Clients – 8/24 (MLS Disclosures and Residential Seller/Landlord Options)”.
- To disclose the status of the Private Exclusive listing, the following options can be done (choose one):
- Additional Terms in the Listing Agreement (no addendum required), use the following Broker-Approved language: “The property is scheduled to be listed on Broker’s Private Exclusive Network hosted by Final Offer on (date). If it remains available, it will be listed in BRIGHT MLS on (date), in accordance with the terms agreed upon with the seller, including pricing and any other specified conditions.”
- Use the Redwood-Approved Addendum, available in the Redwood Forms Library and Listing Templates on ZipForms. Complete all required fields, then send it to the Seller and EVP/Broker for signature. Click here to download and use Private Exclusives Addendum for your listing!
- Agents must enter the listings in Bright under the status of “Office Exclusives” while the term is in effect.
- Exclusive Listings on Final Offer:
- For seller concessions and buyer-side compensation, Redwood Brokers recommend leaving these fields blank or entering the following: “Include any request for seller-paid concessions or compensation to the Buyer Broker with the offer.”
- Accidentally Marking a Listing as Public: If a listing is mistakenly marked as “Public,” the system will require an MLS number and sync all data history accordingly.
- Listings Not Ready for Showings: Agents should note this status in the “Overview” field of the listing.
- Negotiation & Offer Management: Negotiation is not disabled in Final Offer. Agents have the ability to manage offer levels.
Buyer Access & Representation
- Buyer Agency Agreement Requirement:
- A signed Buyer Agency Agreement must be in place before setting up a saved search for a buyer within Final Offer.
- Exclusive Listing Access:
- Buyers will not have access to Exclusive Listings unless they are linked to an agent in the Final Offer system who sets up a saved search that includes those listings.
- If a buyer attempts to make an offer on an Exclusive Listing:
- The offer will be directed to the agent who saved the search for them.
- If the buyer is unrepresented, their information will be sent to the listing agent, who may handle the lead at their discretion.
