Listing Agents: How to Retain Leads on your Zillow Rental Listings
Zillow has made some major changes to how they pull listings: they will only show rental listings from agents or brokerages that pay them a per listing fee of $9.99/ week for each listing. As a Redwood agent, this is not something you will have to worry about.
In terms of how leads are routed from these rental listings, we have made some small adjustments to ensure that we can cover this additional expense. Our ultimate vision is to route leads from rental listings on Zillow to agents with a desire to work rental listings. We often hear from top-performing agents that they don’t really want rental listings, so from a consumer experience perspective, it makes sense to route these leads to agents who are eager to work with these prospective clients.
Agents who want to receive the leads from their rental listings on Zillow will be able to pay Redwood a $20.00 fee per listing that is reflective of the new costs that we are taking on with this program.
Here’s a quick summary of the Zillow changes:
- “For Sale” listings are now being pulled directly from BrightMLS
- “For Rent” listings are only showing for agents and brokerages such as ours that have entered an agreement to pay Zillow a daily fee for the posting of each rental listing
- All of our agents’ rental listings will be listed in Zillow.com without a cost to the agent.
- All rental leads will be directed to the Company.
- If you prefer to receive your own listing leads, you will need to fill out and sign the “Zillow.com Rental Listing Lead Referral Program Opt Out” form and pay $20.00 for every rental listing closed.
