Critical Data Points for Processing

This guide is to be used a reference for identifying the critical data points for processing agency agreement, sales contracts and final settlement statements.


Paperless Critical Data Points:

  • Buyer Agreement: Transaction Name (i.e., Buyer Agreement – Buyer Name), Status (i.e., state- Buyer Agreement),  buyer Name(s), expiration date (enter on buyer agreement checklist), location (agent office), buyer email address, buyer phone number, eRelocation results (admin info box), selling Agent(s)
  • Listing Agreement: Transaction Name (property address), status, seller names(s), MLS # (if available), listing date, expiration date, list price, seller email address, seller phone number, darwin Property ID (if available), Redwood commission/additional commission paid by, eRelocation results
  • Sales Contract: Transaction Name (property address), status (pending), seller names, buyer names, MLS # (if available), sales price, acceptance date, close date, Earnest Money Amount, Escrow Agent, Lender/Mortgage Company, Settlement Company, Finance Type, Client Email Address, Redwood commission/Additional Commission Paid by, eRelocation results (admin info box)


Darwin Critical Data Points:

  • Buyer Agreement: N/A
  • Listing Agreement: seller names(s), lead by/source, seller email, seller phone number
  • Sales Contract: status (Pending), seller names, buyer names, sales price, pending date, est close date, Lender/Mortgage Company, Loan Officer (only if representing buyer side), Settlement company, Insurance Company, Home Warranty Company, Finance Type, Client Email Address, Client Phone Number, Lead Source, Lead Type, Redwood commission/additional commission paid by, co broker/agent, enter Escrow if Redwood is holding deposit
  • Settlement Statement: confirm all critical data fields match the final settlement statement (client names, lender, title company, insurance company, home warranty company, sales price, close date, commission/admin fee). Enter the loan amount (if Redwood represents the buyer).
