Zillow Process After Agent Opted Out (Commission/Processing guide)


Click here to read the guide about Zillow process. If the agent decides to receive the leads for their own listings, the docusign form will need to be filled out and signed.

Step 1: Agent Sign the Referral Opt Out Agreement

Once the agent decides to Opt- Out of the Referral Program, he/she will need to click on the docusign powerform from the Zillow Lead Referral Program Opt Out guide (see steps below– this is for Agents only).

  1. Click on this link.
  2. Type the Name & Email then click “Begin Signing”.
  3. Type the accesscode 1234 on the next page.
  4. Sign then click Finish.

Step 2: Commissions Team to Execute the Agreement

An email is sent to the Commissions Helpscout mailbox to sign/executed the agreement. A copy of the executed agreement will then be sent to the Agent, Commissions Inbox, and Unassigned tab in Paperless. Processing/Commissions team will need to assign to the Agent Employment file for record keeping.

Step 3: Opt Out the Agent on accessRedwood

  1. Go to the Active Agent Roster.
  2. Search for the agent then update the "Zillow Opt Out?" column to "Yes".
  3. Complete the "Bright MLS Email" column.

Step 4: Add the Agent's Lead Listing Fee on the Profile

  1. Search and select Agent profile under People Menu in Darwin.
  2. Go to Commissions tab.
  3. Fill in $20.00 on the deduct 5 row (Rental Listing Fee) under $ amount column.
  4. Type “$20.00 Zillow Referral Opt Out Listing Fee effective on MM/DD/YYYY (RENTAL listings that will be Active after effective date)” on the Commission Notes box
  5. Click Save

COMMISSION NOTE:The $20 is effective on listings that will be active after signing the Opt Out form. Check the Inventory tab of the agent and edit the Listing Lead fee box to show $0.00 on the existing Active and Pending Listings.

Step 5: Charge the $20 Fees on Listings Closed

When an agent has a Residential Rental Listing (List side closing), the $20 will automatically deduct the Rental Listing Lead Fee of the commission breakdown. The Rental Listing Lead Fee will pre-set to $0 on any tenant side closing for rentals. Once the property is posted, the $20 fee will be posted to GL# 6-7770 (Zillow Rental Listing Fee).
