How does Redwood Track Commissions and Awards?
- Individual Agents: Commission and awards credit MUST match. When individual agents share a portion of any commission, the awards credit that is reported to CENTURY 21 and used for the calculation of Redwood awards will be divided in the same manner as the commission. As such, agents will no longer be able to share a portion of the commission but retain all of the awards credit.
- Teams: Commissions from each transaction are distributed between team members as directed by the transaction cover sheet with all award credits applied to the team. All awarded credit from transactions performed by team members shall apply to the team.
- Spouses: Spouses/ life partners reporting as individual agents or teams will have their commissions and award credits divided in the same manner as they would be between any two non-related agents.
- Spouses reporting as individual agents will be represented as separate agents for awards
- Spouses reporting as a team will both be represented as members of their team like they would be in any other team configuration
Am I a Team? We have simplified the rules and now follow C21 definitions.
Individual Agent:
- An individual Producer is anyone working independently or with only clerical assistance not related to the solicitation of listings and sales.
- Salesperson reporting only personally generated commission
- A salesperson with an assistant doing only clerical work
- Salesperson receiving commissions for agreeing to temporarily cover an individual on sick or vacation leave with approval by broker.
Teams:
- A team consists of anyone assisted by one or more people doing non-clerical, real estate-based job functions.
- Two or more individuals licensed and working as salespeople, who handle transactions together
- A salesperson and one or more assistants, who make cold calls, hold open houses, show the property to buyers, perform prospecting/ marketing functions, or perform any real estate sales function
- A salesperson who receives commission credit for transactions he/she did not personally close
How will Awards be shared if I do not register as a team?
In electing to register as a team or individual producer(s), agents who work together will consider the following-
If an agent tends to share a portion of their commission with the same agent or set of agents on every transaction, it may behoove them to report as a team as doing so will enable the team to retain credit for 100% of the commission as opposed to sharing it. For example, say an agent shares 50% of a $20,000 (post 6%) commission with a buyer’s agent.
- If both of these agents are registered as solo agents, they each receive an awards credit for $10,000.
- If both of these agents are on the same team, their team receives credit for the entire $20,000.
Registering a Team with CENTURY 21:
- The annual enrollment period to create or modify a Team for annual award purposes is from March 1st to June 30th.

Century 21 Redwood Realty Team Guidelines:
- It is explicitly understood recruiting other Agents from within the brokerage to the Team is prohibited
- Commission Split between Leader and Member will be documented on every Cover Sheet, even though we have a Team Agreement.
- Team Members can only conduct business as members of the Team. Team members must work together 100% of the time
- Modifications to Teams can only be made during the annual enrollment period from March 1st through June 30th
- All Teams must be approved by Century 21 Redwood Realty and be accompanied by corresponding paperwork (i.e. Commission Rider, Copy of Team Agreement, Independent Contractor Agreement)
- Team Leader is not eligible for Recruiting Bonuses for agents recruited to their Team
- All commission checks will be disbursed by Century 21 Redwood Realty
- A copy of the Team Agreement between the Team Leader and Team Members must be provided to Century 21 Redwood Realty
Examples of Partnerships that are NOT Teams:
- Individual (non-team) Agents can utilize a licensed assistant(s) to assist with real estate activities
- Individual Agents can have a pre-determined commission agreement with another Company agent to work together on a certain transaction(s) without being a team
- Individual Agents can brand themselves with a name such as “Team” or “Group” for marketing purposes

- Question: Does a Team needs to be registered with the State Regulations?
Answer:
- DC: No action is needed except for notifying your EVP
- MD: Yes, you need to email DLLR Here are the guidelines
- VA: Teams with Virginia as the primary office must have their Team name licensed through DPOR
- Question: Do all Team Members need to be included on the Team Roster?
Answer: It is recommended to include every licensed team member in the following roster:
- CENTURY 21 Corporate,
- Century 21 Redwood Realty
- Bright MLS
- DPOR for Virginia Teams
- DLLR for Maryland Teams
- Question: If an agent decides to keep the member as a licensed assistant to cut the cost, can they still advertise as a team?
Answer: Yes, as long as the Team Name is licensed through DPOR (for Virginia agents)
