Dr. Lisa Sturtevant, Chief Economist of BRIGHT MLS, joined us to discuss the market and the forecast for the fall.

It’s more important than ever to take a deep dive into pricing data
Median price is up YOY, but it’s because the share of sales in the current market is at the upper end of the price
Homes are taking longer to sell
Inventory is up - but only among condos
- Detached homes are still down
- Sellers are not moving
Contract fall-through rate is mostly due to financing, home inspection issues, and uncertainty
Rates will come down, but not that much. It will not significantly impact the market.
- Debt is high
- Affordability is low
Effects of DOGE
- 40% of agents surveyed worked with a buyer or seller who was impacted

EMD - New Company Policy: We will stop collecting EMD deposits for Maryland and West Virginia Transactions beginning 10/31. Agents will be required to have Title Companies hold the EMD. VA and DC EMD policies will remain the same. Read the support guide here to learn why.
