What are the documents included in a New Agent Package?
The list below are the forms that we are currently using for hiring new Agents. The sample of blank forms with descriptions and sample completed packages are also available to view under the Resources section.
- Agent Information Form – This form has all the information needed in order to set up the agent with systems such as email, accessRedwood account, Century 21 Website, Zipforms, Copier Codes, etc.
- Broker- Real Estate Salesperson Contract of Independent Contractor (ICA) – this is the official contract between the Company and Licensee that reflects policies within state wide associations. This form was last updated 07/2021 and now includes the Glossary of Defined Terms as well as the descriptions of each lead types.
- Compensation Rider to Independent Contract Agreement – This is additional to the ICA that shows the compensation information and expenses.
- Redwood Rev Share – This document explains the policy and eligibility of the Rev Share Program
- Policy Manual Acknowledgement – The acknowledgement must be signed by the agent. The support guide for the Policy Manual can be found here: Redwood Policy and Procedure Manual
- Credit and ACH Agreement – This document shows the links that the agents can use to submit their ach or credit card information. These forms cannot be printed and handed to any employees to be scanned to email.
- Addenda – There are different types of Addenda that can be added from the Addenda – Content Library Shared Folder Templates in Docusign. The documents are below:
- Marketing Credit – this addendum can be added to the new hire package if an agent is eligible to receive upfront Marketing credits. Click here to view the criteria and eligibility.
- Delayed CAP $$$– we can make up for lost of the agent’s lost of compensation due to moving to C21 Redwood. You can use this addendum to delay the start of charging the split to the agent until the lost dollar equivalent was fulfilled.
- 100% 1st XX transaction – use this addendum if the delayed cap is based on number of transactions instead of dollar amount
- Salesperson Incentive Payment Addendum – this is only on special circumstances. The Incentive payment is normally provided as a cash upfront to either pay for the agent’s lost commission.
- Salesperson Commission Split Addendum – this addendum can be used in addition to the “Sliding CAP 70/30” commission plans if the agent is eligible to be on a higher split. The full addendum must be explained to the agent as this will put the agent on a “hard cap plan” which means the agent is required to pay the difference if the cap was not met at the end of the anniversary cycle.
- General Addendum– you can use this addendum if the other forms do not match the offer to the agent. Always make sure that there is some type of clawback in case the agent will leave in 2 years to make up for any lost Company Dollar to Redwood.
What should I do when I need to hire a team?
There are templates in docusign for vertical and shared CAP teams. You will do the same process after confirming that the team matches Redwood’s Policy. Click on the support guide link here to see the criteria.
